Am I required to make my property available to Section 8?
No. Though we’ve found that with a few simple repairs/upgrades, a Section 8 tenant/property is a great move. Guaranteed rent. Longer lasting tenants. Translates typically to higher returns on your investment. -
Are you licensed?
Yes. PA requires the management of properties to be done by licensed real estate agents. -
Can I reach you after hours?
Our office is open from 9 to 5 Monday to Friday. We do have an emergency line for after hours. -
Can you put the money directly into my account?
Yes. We prefer direct deposit. -
Do I get to see the lease or sign it?
You may see the lease upon request but you do not sign it. -
Do you sell real estate too?
Yes, we help investors expand their portfolios and grow their investments. -
How and when do I get my checks?
Rent is always due on the 1st of the month and owner distribution happens around the 15th of the month depending on weekends and holidays. -
How is rent collection handled?
We offer online rent payments via ACH deposit or credit card. This is by far the most popular choice for most tenants however we still have many that will mail or drop their payment off at our office. -
How long of a lease do you sign?
Our lease is for a minimum of 12 months with the ending date generally between March 31 and October 31 to eliminate turnover in the winter months as much as possible. -
How much security deposit do you charge the tenant?
We use a point system for our applicants to determine how much security deposit is required. At a minimum, it is one month and maximum is 2 months. -
How soon can you start managing my property?
Adding a property into our system only takes a day or two. Sometimes we can have it listed the same day you contact us. -
What type of properties do you manage?
All types of residential. We manage single-family homes and multi-units. -
What type of reports do I get and how often?
Each month you will get an owner’s statement and cash flow report. If there is a specific report you’d like to see we can customize your reports specifically for you. -
Who holds the tenant security deposit?
We hold the tenant’s security deposit in our escrow account.
